39 An EXCLUSIVE BUYER AGENT has a
CARLOAD of Responsibility

Confidentiality: An exclusive buyer agent will not tell the seller, the seller's agent, or anyone else anything you don't want them to know. We will not reveal your negotiating strategy, financial position or top price that you are willing to pay.
Accessability: As your exclusive agent we will show you every property that might be suitable. We will not avoid so-called troublesome properties such as renter occupied, for sale by owner, foreclosures, probate, government-owned and low fee properties that many ordinary buyer agents will not show.
Reasonable Care: As your exclusive buyer agent we will use our expertise, negotiating skills and knowledge to your benefit. We will make available to you lists of qualified experts, such as property inspectors, termite companies, lenders and insurors.
Loyalty:You will have our undivided loyalty. Exclusive Buyer Agents can show you any property and we can negotiate on your behalf without prejudice because we do not list property for sale, nor does our company.
Obedience: You are the boss! We will obey your lawful instructions in dealing with your real estate business. We will give helpful advice so you can make informed decisions.
Accountability: An exclusive buyer agent will account to you for any money or property handled for you. We will not accept any commissions, bonuses or free trips without your consent.
Disclosure: We will tell you everything we know or can learn good or bad about the property, its value, or the seller's motivations. We will run a comparable market analysis, so you will know if the property is priced above or below the current market for the neighborhood.
